Lenders demand title insurance. This is known as a “lender’s policy.” This covers them should any unforeseen issues with the title come up. This is not all you need. You also need an “owner’s policy” which will cover you as well. Do not assume that any issues would have shown up in the title search. There are things that a title search won’t reflect. For example, a fraud in the title, lack of legal capacity to sign document or erroneous legal descriptions.


Your closing lawyer will perform a title search to make sure that there will be no issues with it in your future. This will let you know if there are any liens, claims or other problems with the title that need to be addressed before the closing date.
